Leslie Roberts and Co Ltd have provided advice to Bury MBC/Thornfield Properties Plc in connection with the assembly of this 22 acre site which adjoins the existing town centre. The site, where development has already commenced, will accommodate a mixed-use scheme of over 750,000 sq.ft.

Role:

Our role was to advise both the Local Authority and the developer as the scheme proposals evolved and to liaise between the developer, Local Authority and the property owners/occupiers.

Following the making of the CPO, we have been involved in negotiating acquisitions by agreement wherever possible.

We have provided expert witness evidence at the Public Inquiry and following confirmation of the order, we have concluded agreements with around 90% of a total of 40 claimants.

This has included the relocation of:

• A major car dealership;
• A United Reformed Church (Rule 5 compensation); and
• A Halfords store.

Conclusion:

Leslie Roberts & Company Ltd have delivered a strategic development site within the prescribed timeframe and within budgetary forecasts.

The process highlighted the importance of good liaison with property owners/ occupiers to achieve a smooth transition and agreement of compensation.
